HOUSING PRICES DROPSouthern Nevada housing prices dropped slightly in December, according to statistics released last week by the Greater Las Vegas Association of Realtors (GLVAR). The median sales price of a single-family home sold in the Las Vegas area in December was $306,100, down $1,900, less than 1 percent from last month. This is also down 2 percent from December 2005. For local condos and townhomes, the median sales price in December went down to $195,000, from $199,950, down 2.5 percent from last month. That is down 4.4 percent from last year. The association distributes such statistics each month based on data collected through its MLS, which does not necessarily account for newly constructed homes sold by local builders. 01/09/2007

FEWER HOUSES FOR SALEThe number of homes listed for sale in Southern Nevada continued to decline in December, a month that also saw a slight decrease in the median home price, according to statistics released last week by the Greater Las Vegas Association of Realtors (GLVAR). The number of local homes, condos and townhouses for sale on the Multiple Listing Service (MLS) continued to decrease in December. The number of available homes listed in the Las Vegas area through December was 17,834. That is down 9.6 percent from 19,729 in November, and an increase of 33.3 percent from December 2005. It is also down from the all-time housing inventory mark set in October 2006, when 23,474 homes were listed for sale in the Multiple Listing Service (MLS). Likewise, the number of condos and townhomes listed for sale in December decreased to 4,833, down 6 percent from the previous month. It is still an 86.2 percent increase from the same time last year. This month’s GLVAR statistics include activity through the end of December. The association distributes such statistics each month based on data collected through its MLS, which does not necessarily account for newly constructed homes sold by local builders. 01/08/2007
